These steps weigh 400 lbs. Is there some sort of spring assist to lift them up and into the doorway? Is there some locking mechanism that keeps the steps stable when in travel mode?

I can see where the confusion might come in, but the SolidStep Manual Fold-Down Steps # LC678031 actually only weigh about 50 lbs, the 400 lbs you were referencing is actually the weight capacity of the steps.
They do not come with a lift assist but one can be added to the steps, the SolidStep Lift Assist Kit for 30" to 36" RV Doors # LC733939 so you can easily lift and lower your steps.
In regards to your other question, there is a locking mechanism that will keep the steps in place when you are travelling, it is a transport lock which latches into place.
The SolidStep Manual Fold-Down Steps # LC678031 are a quad-step that fits doorways which are 34" wide and have an entry height of 35" to 44". I have added a link to a video review of these steps for you to take a look at.
