Question:
I have recently been experiencing problems with the MAXXFAN 4951KS fan in my camper. The fan operates normally when it opens, but when I turn the fan off the fan will stop and the vent hood will start to lower, however, the Lift Motor will not stop when the hood is completely closed. Ive noticed that when I turn the manual open/close knob it will continue to turn when the hood is closed. Ive also noticed that there appears to be gear lubricant leaking from the Lift Motor area. Would this a problem with the Operator Mechanism or the Lift Motor?

Based on what you are describing it sounds like this is coming from the motor. There wouldn't be anything that would leak out of the operator mechanism. I recommend wiping it up and keeping an eye on it to see if you can better identify where this is coming from.
If it is the motor, we have the Replacement Lift Motor for Maxx Fan Plus Roof Vent # MA10-20270 available as a replacement part. Depending on the age of the fan you may also want to consider replacement the entire fan with something like the # MA00-04500K
